We utilize digital photography and video to thoroughly document the condition of every unit both before and after each occupancy to provide a chain of evidence in case of any disputed damages or charges. Our digital documentation methods have proven in Court to be an excellent tool to insure your property and interests are well protected.
Our leases are reviewed and updated annually by attorneys to ensure legal compliance. Building on experience, we have developed a separate “Rules & Regulations” to supplement our Residential Lease to guarantee maximum protection for the property and to ensure all tenants understand their responsibilities.
We thoroughly enforce rent collection and act quickly if a tenant fails to pay rent on time. All necessary steps are taken to ensure legal compliance and to expedite the next level of action.
We take great care and pride in the properties we manage and offer high quality, low cost maintenance. Work Orders start and stop with owners. We have a detailed maintenance workflow and the fist step is a quick notification email to the owner that an issue was reported by the tenant. The last step is a more detailed email to the owner outlining was what was fixed, the cost, and a copy of the invoice. All during this process our dedicated Maintenance Coordinator is in constant contact with the vendor and tenant to ensure everyone is going smoothly.
We have ongoing relationships with contractors, specialty repair companies and handymen to provide high quality, low cost work. Some of our vendors have been with us for over a decade. These relationships and purchasing power ensure we are providing quality work at reasonable pricing. In addition we constantly review service and pricing to ensure quality work at a fair price.
ACCOUNTING AND REPORTING
Our accounting is based on a complete and solid accounting system built for property management. With our Owner’s Portal you have the ability to track and view income & expenses in real time. You can download invoices, run reports, and feel good knowing you have complete transparency and accountability for every cent. And of course we use direct deposit for all monthly distributions.
Our monthly Owner Statement shows a detailed, line item accounting of income & expenses. Want more details? Go to your online account to dig into detailed financials, general ledger, balance sheets and more with our customizable reports. You can also view & download any invoice for any expense.
Monthly Owner draws are electronically deposited directly into the checking or saving account of your choice.
We can pay property tax, utilities, HOA, or any other property associated bills (except insurance) directly from the rent roll. All bills are timely paid and copies of all bills and invoices are stored forever.
